The Culya Street Industrial Precinct features two large warehouses serviced by two storey offices totalling a gross floor area of 45,259m2. The provision of seamless logistics have been well considered through the provision of 20 metre super awnings, both sunken and on grade loading bays and one way traffic flow over the 27,692m2 concrete hardstand between the two buildings. Before construction could commence, a detailed ground remediation process was required to remove a depth of 7m of unsuitable fill, then import a depth of two metres, which required staged compaction fully supervised by a geotechnical engineer. A 5 Star Green Star target has been set on this project, which will be achieved through rainwater harvesting, solar power, water conserving fittings and fixtures, construction carbon embodied concrete, and recycling of construction waste. In response to industry trade shortages our internal self-perform team will pour the 200 tilt panels on site, suspended slab and 500 metre MagnumStone™ retaining wall.
